What changes the cost of a deck around Seattle

Size and shape

Square footage drives most of the cost. Simple rectangles cost less per foot than wraparounds, angles or multiple levels.

New frame or existing frame

Framing is roughly a third of a new deck. If your joists, beams and ledger are sound, new boards on the old frame can save thousands.

Decking material

Pressure-treated wood is the budget choice. Composite and PVC cost more up front but skip the washing, sealing and splinters for decades.

Height and access

Second-story decks need larger posts, beams and footings, scaffolding and often engineered drawings. Tight side yards add labor.

Railing style

Wood and composite rails are the most affordable. Aluminum, cable and glass cost more per foot but keep the view open.

Hidden damage

Rotted ledgers, posts set in concrete and missing flashing are common under older decks here. We price those only after we see them.

Can you keep your old deck frame?

Keep the frame, replace the boards

  • Joists and beams are firm when you probe them with a screwdriver
  • The ledger is bolted to the house, not just nailed
  • Posts sit on raised metal bases, not buried in soil or concrete
  • No sagging, bouncing or leaning railings
  • Joist spacing fits your new boards (often 16 inches or less for composite)

Time for a new frame

  • Soft or crumbling wood at the ledger, joist ends or post bases
  • The deck bounces, sways or pulls away from the house
  • Old nails-only ledger with no flashing behind it
  • Rust-stained or failing hangers and fasteners
  • You want a new size, shape or height anyway

Deck cost questions

How accurate is this deck cost calculator?
It uses the same labor rates we use in our own estimates, plus typical 2026 material prices from Seattle-area suppliers. Most finished projects land inside the range. The exact number depends on access, soil, height, permit requirements and what we find under the old deck.
Can I keep my old frame and just replace the boards?
Often, yes. If the joists, beams, posts and ledger are solid, new boards and railings on the existing frame cost far less than a new deck. We probe every joist and the ledger first. If a few are soft, we replace or sister them; if the frame is failing, we will tell you before you spend money on new boards.
Is composite worth the extra cost here?
In our wet climate, usually. Composite and PVC boards do not rot, splinter or need staining, and they last 25 years or more. Pressure-treated wood costs less up front but needs washing and sealing every few years. The calculator shows the difference for your size.
Do I need a permit for a new deck?
Most new decks that are attached to the house or sit more than about 30 inches above the ground need a permit. Board-for-board resurfacing usually does not. We check with your city before quoting and handle the drawings and permit when one is required.
