Homes in Everett

Everett has some of the oldest housing in Snohomish County. North Everett, Riverside and Bayside are full of early-1900s Craftsman bungalows, foursquares and Victorian-era houses, many still clad in old-growth cedar lap or shingle with nothing but sheathing boards behind it. Rucker Hill and the blocks near Grand Avenue add larger period homes with deep porches and bay windows. Heading south, View Ridge and the streets off Evergreen Way shift to 1950s and 60s ramblers. Silver Lake and the Mariner area filled in from the 1970s through the 90s with split-levels, two-story tracts, condos and townhomes, often sided in hardboard or T1-11 panels and fitted with pressure-treated decks.

Port Gardner Bay and the Snohomish River delta shape most of the wear on Everett exteriors. On the bluff above the waterfront, southwest storms push rain and salt air straight into siding, window trim and porch fronts. Inland, the city often sits under the Puget Sound convergence zone, where bands of heavy showers stall over south Snohomish County while towns to the north stay drier. Low ground near the river and in Lowell holds fog and damp air for days. Soaking rain, slow drying and salt on the weather side break down paint, caulk and finally the wood itself.

In North Everett and Riverside, century-old porches, box gutters and original window sills are where decay usually starts, and many houses have been patched more than once. Bayside and the Rucker Hill slope catch wind off the bay, so their west and south walls fail first. Lowell, down along the river, deals with damp ground and morning fog that keep lower siding wet. Silver Lake and Mariner homes are younger, yet builder-grade hardboard, unflashed deck ledgers and missing kick-outs are wearing out right on schedule.

Common problems

What we fix most in Everett homes

Siding Repair & Replacement

Siding repair and replacement with the house wrap and flashing done right behind it. In Everett, that usually means water gets behind older siding at every window, corner and roof line.

Deck Waterproofing & Flashing

Walkable waterproof coatings, slope fixes and flashing that keep water out of your walls and ceilings. In Everett, that usually means worn coatings and missing flashing let water into walls and ceilings.

Window, Door & Trim Repair

Rotted sills, jambs and trim replaced, with flashing so the water stops getting in. In Everett, that usually means sills, jambs and trim around windows and doors are the first wood to go soft.

Every visit starts with a free inspection: we probe the wood, check moisture, photograph what we find and give you a written price before any work starts. Swapping a handful of rotted siding boards or a short piece of trim with matching material often needs no permit. Structural repairs, new decks and bigger siding replacements generally do, and some north-end blocks sit inside historic districts that can add design review. Before work begins we ask the City of Everett what applies, so nothing stalls once the walls are open.

Maintenance

A year-round checklist for Everett homes

Fall

  • Clean gutters and downspouts before the first big storms
  • Check deck boards, railings and stairs before they get slick
  • Look over window sills and trim for cracked paint

Winter

  • Watch for stains on ceilings under decks and balconies
  • Note any spots where water pools against the house
  • Check that downspouts drain away from the foundation

Spring

  • Walk the house and press trim, sills and corners for soft spots
  • Wash moss off siding, decks and roofs gently
  • Book repairs early: summer schedules fill fast

Summer

  • Repaint and recaulk while the wood is dry
  • Reseal wood decks and recoat balcony surfaces
  • Replace rotted wood before the rain comes back

Everett gets the same long wet season as the rest of the region, so most exterior damage builds slowly from October to May. A short walk around the house each season catches problems while they are still small.

How it works

From first call to finished repair

1

Probe and document

We test soft areas with an awl and a moisture meter and photograph everything before we quote.

2

Find the leak

We trace where the water comes from, so the repair fixes the cause, not just the wood.

3

Cut out all the rot

Damaged siding, sheathing and framing come out back to solid, dry wood.

4

Rebuild and flash

New framing and sheathing, house wrap, and the flashing that was missing.

FAQ

Questions from Everett homeowners

Do you work in Everett?
Yes. Everett is part of our regular service area in Snohomish County, and we can usually schedule a free inspection within a few days.
What do you repair in Everett?
Rot, decks, siding, structural framing, waterproofing and flashing, windows and trim, chimney chases, fascia and soffits, balconies and porches.
Is the estimate free?
Yes. We inspect, take photos and give you a written price at no charge.
Are you licensed and insured?
Yes. Eco Home Repair LLC is licensed, bonded and insured in Washington (License #ECOHOHR774PU).
Is my North Everett house too old to repair instead of re-side?
Usually not. Original cedar on early-1900s Everett homes is often still sound away from the problem spots. We replace rotted boards, sills and trim with matching profiles, add flashing where none was ever installed, and leave the good wood in place. Full re-siding makes sense only when damage is widespread or the walls need a weather barrier throughout.
Why is rot worse on one side of my Everett home?
The side facing Port Gardner Bay and the prevailing storm track takes the heaviest wind-driven rain. Paint and caulk fail there first, water slips behind trim, and the wall stays damp all winter. During the inspection we look hardest at those exposed walls, repair what has rotted, and upgrade flashing and finish on that side.
Do you cover all of Everett, including Silver Lake and Mariner?
Yes. We work throughout the city, from the north end and Bayside down through Lowell, Silver Lake and the Mariner area, and our Marysville location is close by. Every visit begins with a free on-site inspection, photographs of any damage, and a written estimate to look over at your own pace.
