4 Finish
5 Windows and doors in the area
Every window and door gets new trim, a sill pan and flashing tape. This is where most siding leaks start.
6 Hidden rot behind the siding
Soft spots, swelling or stains usually mean wet sheathing behind the boards. We replace it before new siding goes on.
What drives the price

What changes the cost of siding around Seattle

Wall area

Square footage of wall drives most of the price. Gables, bump-outs and many corners add trim and labor.

Material

LP SmartSide and Hardie lap are the most common. Hardie panel and cedar cost more, and cedar needs more upkeep.

Windows and doors

Each opening gets new trim, a sill pan and flashing tape. Homes with many windows cost more per square foot.

Height and access

Two- and three-story walls need ladders, staging or scaffolding, and more time per square foot.

Finish

Factory-finished ColorPlus skips the painting step. Primed boards cost less now but need painting soon after.

What is behind it

Wet sheathing, rotted studs and missing flashing are common on older Northwest homes and add cost once the wall is open.

Repair or replace?

Do you need new siding or just a repair?

A section repair is enough

  • Damage is limited to one area or a few boards
  • The house wrap behind it is intact
  • Your siding profile is still available or can be matched
  • Other walls show no swelling, stains or soft spots

Time to re-side

  • Several walls swell, crack or feel soft
  • There is no house wrap or flashing behind the siding
  • Paint fails on most walls every few years
  • Your siding is discontinued or you want a new look

Questions

Siding cost questions

How accurate is this siding cost calculator?
It uses the labor rates from our own estimates and typical 2026 material prices from Seattle-area suppliers. The biggest unknown is what is behind the old siding: wet sheathing, missing flashing or rot add cost, which is why we open a test area before giving a fixed price.
How do you estimate my wall area?
From your home’s living area and number of stories we estimate the outside walls, add gables and subtract windows and doors. If you know your wall area from plans or a previous quote, type it in directly for a closer number.
Is it cheaper to repair a section or re-side the whole house?
If the damage is limited to one area and the weather barrier around it is sound, a section repair costs a fraction of re-siding. If several walls leak or there is no house wrap behind the siding, replacing whole walls with new wrap and flashing is usually the better long-term value.
Should I choose Hardie, LP SmartSide or cedar?
Fiber cement (James Hardie) is the most common choice here: it does not rot and holds paint for years. LP SmartSide costs a little less and is easier to work with. Cedar is the classic look and the easiest to match on older homes, but it needs more upkeep. The calculator shows the price difference for your house.
