How we approach siding cost

Most homeowners we meet have seen national cost guides that say siding costs $5 to $12 a square foot. Around Seattle, a complete Hardie re-side with new house wrap, window flashing, trim and paint usually lands between about $23 and $30 per square foot of wall. Labor, access, rot repair and the details around windows are what national averages leave out.

The biggest price drivers are wall area, number of stories, number of windows and doors, the material, the finish and what we find behind the old siding. A one-story ranch with few windows is at the low end. A three-story house on a slope with many windows and a lot of rot is at the high end.

Section repairs follow different math: a small area costs more per foot because of setup, matching and paint, but far less in total. A 40 square foot repair with new wrap and sheathing is usually $3,000 to $4,000.

Siding cost: common questions

Why is siding more expensive in Seattle than national averages?
Local labor costs are higher, most homes here need new house wrap and full window flashing, and many have rot behind the old siding. National numbers often cover only the boards and installation.
What is the cheapest siding option?
LP SmartSide is usually the lowest-cost durable option, followed closely by Hardie lap. Cedar costs the most.
Does new siding add value to my home?
Siding replacement is consistently one of the better-returning exterior projects at resale, and it also protects the structure behind it.
Can I get a fixed price?
