Mukilteo’s housing falls into two fairly distinct groups. Old Town, around the lighthouse and ferry landing, mixes older cottages, mid-century houses and newer view homes stacked on the bluff above Possession Sound. Harbour Pointe, on the plateau to the south, was largely built out in the late 1980s and 1990s as a planned community of two-story homes with vaulted entries, three-car garages and a lot of hardboard or early fiber cement siding. Decks there are mostly pressure-treated, many attached at the second floor. In between, homes along the gulches and wooded slopes include 1960s and 70s split-levels with daylight basements and cedar siding.

Few towns around here take as much open-water exposure as Mukilteo. The bluff looks across Possession Sound toward Whidbey Island, and winter southerlies and northwesterly blows both arrive with nothing to slow them down. Rain hits siding sideways, salt air corrodes fasteners and flashing, and decks on the water side rarely dry out between storms. Up on the Harbour Pointe plateau, the issue is less salt and more wind and long wet stretches, while the wooded gulches stay shaded and mossy. Each setting wears down paint, sealant and wood in its own way.

Harbour Pointe’s 1990s houses show their age in swollen hardboard, tired window flashing and second-story deck ledgers. Toward Picnic Point and the city’s southern edge, sloped wooded lots send runoff toward the uphill side of the house.
