How we approach deck ledger repair

A deck can look fine from above while the ledger is failing. Water runs down the siding, gets behind the ledger board and sits there. Over the years the ledger, the house rim joist and the sheathing around it rot, and the nails or lag screws holding the deck lose their grip. Collapses almost always start here.

We support the deck with temporary posts, remove the boards near the house, take off the old ledger and open the siding. Rotted rim joist and sheathing get replaced, then the new ledger goes on over proper flashing, through-bolted or attached with structural screws, with lateral load connectors where the code calls for them. Joist hangers are replaced at the same time.

Ledger work is often done together with new decking, since the boards near the house come up anyway. If the rest of your frame is sound, we will tell you, and you will not pay for a new deck you do not need.

Deck ledger repair: common questions

How do I know if my deck ledger is rotted?
Look under the deck where it meets the house. Dark stains, soft wood when you probe it with a screwdriver, rusty fasteners or a gap between the ledger and the house are warning signs.
Is a rotted ledger dangerous?
Yes. Most deck collapses happen because the ledger pulls away from the house. If you see movement or soft wood, keep people off the deck until it is checked.
Do you need a permit to replace a ledger?
Often, because it is a structural connection. We check with your city and handle the permit when required.
Can the ledger be replaced without rebuilding the deck?
Usually, yes. We shore the deck, replace the ledger and reattach the existing joists if they are sound.
